My unit seem to run out of Hot water after 8-9 mins of use..Is this a flow rate problem? Mixing Valve? It has had this issue within 6 months of Installation.

It is a Biasi model M35 30cb

When I take shower..It gets hot enough as I mix it with the cold water after about 5 -6 min.. .I have to taper the cold water... after about 9 mins I have just the hot water Nob on..It then starts to cool.
If I turn the water off for awhile it comes back...Thank God I have No hair on my head to shampoo...I am in & out of the shower within 8 mins.
Not much fun if I want to shower with someone of the female persuasion who may want to condition her Hair..What do U think?
