Hi All,

Just want a bit of advice please regarding an ongoing issue.

In short, around 12 months ago we had the mortar around our valley stripped and re-bedded and ridge tiles stripped and re-bedded with mechanical fittings as the old mortar was chipping. The problem is 6 months later, we realised the valley is leaking when we found a water patch above our bedroom ceiling.

Having inspected it, the thought was that the leak was occurring at the apex of the valley and trickling down the surround rafters.

Our roofer came to visit us and said that the material mix (mortar?) used at the apex may have contracted in the cold and become porous, so he re-applied the mix. We thought this fixed the issue, however another 6 months later, we noticed the leak is occurring again.

He came to see us again a few days ago and said the mix may have worn away again due to a combination of a lot of activity in that area along with cold weather and therefore decided to apply lead to the apex this time, with the idea that it shouldn't be possible for water to penetrate at the apex after this. He said that if the leak still occurs after this, the fibreglass used along the valley may have become porous and may need changing.

Unfortunately I found today, the leak has not stopped.

What are peoples thought on this? Since the lead was fitted, it feels like there's less under the apex however a lot more on the rafter following the valley, however this could just be coincidental. Could it be that the fibreglass needs replacing?

Very likely no lead saddle fitted .. or correctly .
The piece of lead added , won't cure the issue . The lower hip tile and end ridge tile needs to be removed. A saddle then fitted and the ridge and hip re bedded

Thanks for your thoughts. What you say lower hip tile and end ridge tile, do you mean the tiles circled in this image I've attached? We did have our mortar ridge tiles stripped for mechanical fittings so presumably this would have happened during that process?

Yes the area you circled .
The lead saddle should be under both hip and ridge dressed to the required profile and turned up where needed.
A saddle over the top probably won't work .
