I have damp in the ceiling of our dormer (3-4 yrs old). Had a few roofers taken a look and half say it’s to do with the tiles pitch being too flat letting rain get in, the others say it’s a leak in the flat roof. The dormer has a flat grp roof right above the leak and vertical tiles on the side and around a window on the side. The only tiles I can see where the pitch might be too flat appear to be the ones by the guttering but that’s at the floor level of the dormer, not the ceiling. Anyone any ideas where I would be getting two such different explanations…?
