Roof tiles joining in my area

Hi there,

My neighbour has done loft conversation and now I have a leakage in my rear side of the house where I can see the joining of old and new roof tiles is in my area

although from the chimney to the front joining is at the centre

but the back from the chimney is around 6 inches inside in my area from the main wall. I have confirmed it by accessing my loft. From the attached pics you can clearly figure out. I believe the leakage is due to the joining and it should be at the middle of the wall.

Please advise, how I can resolve it?

it looks to me like theyve kicked all your tiles up -I wonder if the bonding gutter is sitting correctly and tile battens etc altered to suit it

is it actually lead flashing theyve used on the new roof to the chimney -looks a bit strange and very messy on the non dormer side
 
Tell your neighbour you want your roof reinstated as they have encroached onto your property.
 
Thanks for your reply @Alastairreid @Notch7 . I had a word with my neighbour, she keeps on ignoring me saying the builder has done correctly and there is nothing wrong with that. She believes more in her builder who messed it up. I am wondering if there is law or rule around it which I can refer her and convince her the builder has done incorrectly?

They have clearly encroached onto your property with their tiles.
The law of trespass will come into play.
 
OP,
Go up into your loft again & look up at the party wall roof join - there might be an indication of how in pic #1 they've crossed the party wall & possibly skipped the needed fire blocking at party walls?
Perhaps the rear bonding gutter is sitting on a joist instead of the party wall?

The battens on both roof planes look to be wrongly installed - & if the battens are wrong then the roof felt/membrane has possibly also been installed wrong? Badly installed felt is possibly the cause of your leak?

FWIW: these matters can get pretty complicated because they will most probably involve the Party Wall Act
& various specialists.
 
Thanks everyone. @Notch7 @ree. Today my neighbours builder came and said it’s done in the best way and especially for my safety. He says it’s done like that as the batten is not in the middle of the wall and if the tiles are put in the middle of the wall then I will have a leakage that’s why they put the tiles on the batten in my property which is 5 inches inside. He says he can not guarantee the leak if he moves the partition in the middle of the wall.

I don’t understand these technical things but it doesn’t make sense that partition can not be moved in the middle of the wall. Guess he is making excuses. Any thought please

To the best of your knowledge, was the roof leaking at these areas prior to the work they carried out?

If the answer to this is no, their explanation means virtually nothing, regardless of how plausible it seems.

Summary. The roof wasn't leaking. Builders/roofers altered it. It now leaks. That's THEIR problem (to resolve), not yours.

Lawyer up baby ...
 
Load of bluster from the builder.
They have to put it right as they have installed their tiles into your property it's as straightforward as that.

your tiles are kicked up because he hasnt fitted the bonding gutter / flashing properly and now youve got a leak

its not possible to know what theyve done wrong from the pics -maybe an inside picture might help, but the outside images do show that it has been done incorrectly -and I have not doubt that the firebreak has not been maintained.

You need to advise your neighbour it needs to be sorted out, if they leave it then they will have a bill for the damage a long term leak can cause
 
@Notch7 @Alastairreid @diy_fun_uk thanks to you guys so far for your support. Finally my neighbour put the partition in the centre and can not see the leakage yet although have to see with more rain but looks fine so far. The concern I have now is if they have laid down the tiles correctly or not because from visually I can see gaps and not levelled, please see the screenshots. Can you guys please give me your opinions?
