I have been reading the guidance, and think I have it sorted, but can anyone confrim.

Detached cottage, 8.6m by 6.1m. I want to add a 4m by 8.6m single story flat roof extension on the back. We are over 2m from any boundary. No neighboughs to overlook etc. Height will be 2.6m

Would this fall under PD? Fact I am doing it on the back, regs seems to say 4m for detached is fine.
