Scrap the zinc?

Hi - first time poster here, I found this forum while researching this question...

The flat roof on our loft-conversion flat is leaking.

The first roofer we had in suggests that the problem was in the join with the main roof - he would clean out and reseal the joint, then replace any cracked slates on the main roof and re-lay the ridge tiles.

The second company were "unable to fault" the current zinc roof, but recommended replacing it with "three layer index high performance felt roof" which would also allow them to put in insulation. While the insulation would be welcome, the cost would not.

From what I read, a well fitted zinc roof should last a long time. The guarantee on the new roof would only be 10 years.

Does anyone have any thoughts on this matter? Or can you recommend the questions that I should ask?

The junction between the pitched roof and zinc roof looks pretty poor and I would look there to start with. Employ a roofer who specialises in metal roofs and the junction can be re-done.

As you say a zinc roof is good for 50 years odd

If the expected life of a roof is 50 odd years then why would it need replacing after 30?

The second builder suggested replacing it even though he could find no fault: Avoid him.

As mentioned talk with specialist metal roofers.
 
The lower roof has a good fall on it, whereas your roof, judging by the stains, seems to have been ponding a little. Not much you can do about it now.

I see no cracked slates?
Neither do i see mortar bedding the ridge - someone help me here, is mortar necessary with these caps?

Why dont you go up and lift, and fold, the lead flashing well back, and post pics on here to reveal the condition of what's there at the junction?

Lead flashings should not be more that 1500mm long.

Where is the leak(s) showing in the flat below?

Remove all debris from the roofs including the redundant(?) TV aerial.

For your information: the builder of the dormer did you no favors by leaving that gap between the right hand cheek side of the dormer and the parapet.
 
Hi, the detail on the zinc roof looks odd.

Are there joins in the flat sections? If so are they soldered or lapped?

The zinc sheets should be in one length with no joins. We have seen this before especially in London.

I wonder if you could check the pitch for me?

The zinc sheet should go up under the first course of slates, we wouldn't usually fix a lead flashing there as it shouldn't be needed.
