Second bathroom

All,

I own a three bedroom semi with one bathroom. Am in the processing of refurbishing the place before selling in a few years and will be getting a tenant in to help save for moving to the next place.

Two options:

1: Put an ensuite in my room. Trouble is the room measures 3.2m x 3.2m. There is however space for an internal wardrobe, the depth adds about 80cm and measures 1.8m across. Next to that space is a water tank, once the boiler is replaced I could claim another 1.4 metres and fit the ensuite along that bank.

2: The garage downstairs could be partially converted to an wetroom. Challenge is that the supporting structure of the staircase would have to be removed and that entrance is part of the living room. There is a small hallway I could use to get a door to block the space off.

Ideas welcome!
