Considering bidding on a cottage with a built over alleyway to one side. Had a look, but not to happy about this patching up to some of the mortar. Does this look like settlement? I notice that the Black mortar had parted company with the bricks it was attached too. Thanks!

I would get an engineer to come and take a look.
Generally, the source of the movement points orthogonal to the line of a crack. Is the a drain to the bottom left of the picture?

Hi George and thanks. Yes, a surface water drain. Time is the problem. I only have 30 minutes to view today. Don't want to buy a load of trouble!

The extra wide mortar lines in the top left corner of your second photo, suggest to me - there might have been previous movement, which has been patched.

Thank you for your replies. I will get someone local to have a closer look. Cheers, Paul
