Sodden bathroom flooring!

Hi, I wonder if people can help me with this. Recently moved to a 1990's build house with a small (1m x 2m) downstairs toilet. Noticed that the tiles were poorly layed and decided to replace at the weekend. After stripping back the toilet and removing the tiles I discovered that the 20mm chipboard underneath was completely soaked and rotten. Having removed a small section I've noticed that I have a concrete floor, covered by polystyrene sheets, then a layer of plastic sheet with the chipboard directly layed on top. What are peoples thoughts with how I should replace the chipboard. Ie new chipboard, ply? I'm intending to retile afterwards.
