Hi

I'm building an extension with a warm roof consisting of joists, deck, VCL, insulation, OSB, GPR. My question is how far do the joist need to overhang the outer wall. As it's a warm roof with no ventilation can I do away with the soffit and have the fascia almost flush with the outer wall with minimal joist overhang?

Thx
Rich

Theoretically if it's well detailed but bear in mind that a soffit (or more specifically an overhang) helps to minimze rainwater dripping off the fascia directly onto the wall to minimize discolouration of the wall.

Ah okay thanks. That probably explains why I've seen fascias that look flush but have a small gap still there.

I was wondering this myself when I see some houses including my own without any soffits or fascia boards. Why do builders build gables ends like this? They look so ugly without a nice profile fascia. Is it cost saving or some other reason?
