To have a job managed?

I need building work done while I'm not at the premises and have someone in mind to help but don't know how to structure it financially
He would act as a building manager or project manager just overseeing it and going on site regularly making sure it's going ok so would be part time
Would a flat fee, straight forward hourly rate, percentage of overall cost or a combination be best?
