Two Smaller Office Instead of One larger

Building regs state that outbuilding over 15sqM and less than 1M from Boundary needs To be non flammable material.

I was going to get a large 7m x 3m garden cabin 15sqM, but instead could I split into two smaller cabins 4mx3m and 3mx3m thus under the 15sqM per building , and so can be closer to the boundary.

Would this work as a solution so I can place the cabins closer to the boundary. Moving to 1M away isn't an option, and changing material is ALOT more expensive.

Firstly its the internal floor area that is 15sqM and secondly partitioning the building doesn't change the total internal floor area. Unless they are distinct separately spaced buildings, but if that was the case I suspect you wouldn't have an issue the the distance to boundary.
