Vertical crack Outbuilding

Hi all, wonder if anyone has any advise.

I’ve been monitoring this crack for a few months now and has grown to what it is today. I had an outbuilding build Sept 2018 and since then I’ve had to repair the other side of the building by putting in an expansion joint to allow for wall movement.

this more recent crack is on a double wall ie. installation wall behind it. My plan is to ask the builder to again do an expansion joint just through the outer wall leaving the insulation wall connected. Not sure if that’s the right approach or not?
Feels like every summer there is something new to deal with on this which is a tad annoying. By the way the route cause is clay soil and trees with the foundations not being deep enough. Unfortunately for me the builder won’t underpin the building in favour of smaller remedies instead. Thanks in advance!

Did your builder build this for you or is he there just to repair?

Hi. Yes he built it but I’m worried if I push too hard to underpin he’ll do a runner. I’ve asked before and I knew he was not keen at all. So I’ve opted for less expensive (For him) routes up to now

How long is the wall? You shouldn't technically need a movement joint unless it's over 6m. long but as you say the foundations are too shallow and on clay with trees in the vicinity.

Time to call a structural engineer and then perhaps take legal advice. I wish you well on this one.
