Hi,

Student here and i can't afford to have the gas man out again.

how to i reduce the pressure gauge!!! at mid night the overflow pipe kicks in and keeps on churning out water for about 2-3hours and my neighbours are giving me hell because i live on the 2nd floor and the water falls hard onto the ground and is keeping people awake.

My neighbours are also turning off my general water key, this problem is causing me lots of problems, i've consulted my boilers manual but it doesn't say how to reduce the pressure! but it does say if the pressure is over 30 that the overflow pipe will activate. My pressure guage read 29-30 when cold.

Pleaseeee Help, i can recompensate by sending any educational audio book ( you choose subject i've over 150gb ) via DVD by 1st class post.

Is the tap on the filling loop partially open? In fact, the filling loop should be removed and caps fitted to open ends.

Remove some water from a rad via bleed nipple till pressure is around 1.5 bar. Temperature should be around 20 with boiler cold. Run CH and see what happens to the gauge. If pressure rises to 3, expansion vessel needs pumped up. Do a search.

If above is as expected, close the tap (right hand pipe below boiler). Run hot tap to find no water flows. Take note of temperature and pressure (better if temperature is 20 degree). Following morning take note of temperature and ressure. Should be same.

If it is, repeat above but do not turn afore mentioned tap off, but take note of temperature and pressure as suggested above.

Post results.
 
Thank you so much for the reply, but i'm a business student with limited knowledge of plumbing language and i've never had exposure to the plumbing language either, have just left home and am now in the wilderness of London. the pipe that is flowing at midnight is coming from my boiler but is actually outside. i think it's called the emergency valve. when i open the hot water tap the pressure decreases to 20 and when i close it subsequently goes back to 30. there's a trick to rise the pressure by turning two knobs below the boiler isn't there one similar to decrease pressure?

The (flexible) pipe between the two taps should be removed (have mentioned that in my post). No water should flow from either tap (be prepaired for it just in case).

My instruction are plain with no fancy words. If you have difficulty following them, it might be better to get someone in.
 
If not the filling loop, most obv is a spilt plate heat exchanger. Probably about £80-£100 for the part, if you have a fair level of DIY skill u should be able to tackle it yourself, but if not it will costing you a few quid to get it someone in to sort it.
 
What about a pudding shaped heat exchanger then?
