hi there

moved into new house recently , and my boiler is loosing pressure when hot water is used, its a vokera 20-80 turbo , any ideas wat it is please

does the pressure gauge shoot up to 3 when in use?

pressure does go high, but the gauge goes up in 10s, not like your normally 1to 4

then put hot water on it drops quickly

Are you sure thats not the temperature gauge you are looking at?

It's in PSI surely?

Unusual for a boiler to lose pressure only on hot water. Does it lose any water out of the relief pipe?

no water comin out of relief valve,
