have just had a local boiler enginner around to look at my boiler above. Hers my faults listed

Bar pressure drops to nothing

A puddle of water out of overflow pipe (outside)

Hot water is hot then goes cold then hot then cold ect

After talking to the enginner he said there are a few faults eg.possible diaphram/possible heat exchange furred up. The main problem is when the hot tap goes cold the boiler seems to keep reseting itself (fires up then stops, then fires up again ect ect)and when it stops the water goes cold. He said the boilers heat exchanger might be furred up due to the pressure being low and cold water coming into the system constantly. Which means a new boiler is he right or is he trying to sell me a new boiler please help. I did forget to mention when the boiler heats up it sound as if the a slight boiling noise is coming from it (eg like a kettle)

It sounds to me as if the expected has occured.

A leaking PRV has caused sludge which has blocked the plate heat exchanger.

Needs plate HE cleaning and the system power flushed or chemically cleaned to ensure it does not happen again.

We charge £136 to clean and change system water as a quick fix for landlords etc. Extra to power flush or clean system.

erm wasnt that in the heading ?????? another unqualified remedy coming up ??
