I've installed a frame fitted wc, push button not syphon action, but notice that that the flush valve is not quite water tight and cant seem to see an easy way to change it. I dont want to take the whole thing out though for a replacement - is it a user servicable part?

Could be a bit of debris on the valve. I can't see what you have there so cant really say much on how to do the job apart from the obvious stuff like turning the water off before you start.

Do you mean a permanent trickle into the pan, if so I had this. The flush arrangement is a bayonet fitting, disconnect the rubber hose, twist the assembly and it should come out. On the side there is a slider which allows the pressure onto the rubber seal in the cistern to be varied. Trial and error move it so the pressure increases on the rubber seal. Do it just enough to cure the problem and no more. I phoned the valve manufacturer for this and he knew exactly the problem, so it must be fairly common. Really the installer should have sorted this or you.
