got a baxi wm 381 rs, my radiators are warm and working fine, but my hot water coming out the taps is only lukewarm, even with thermostat turned up full, any idea what is casuing this?

the thermostat in the boiler controls the heating and the water, and is up full

Ok, give more info on the set up of your system.

ie; zone valves 1 or 2 ?

gravity feed etc;

it is gravity fed, as for zones? dont know what that means sorry. The hot water is stored in a hot water tank in the bedroom, the boiler is downstairs

cant see either. The pipes feeding the tank are warm, but the tank tiself doesnt appear to be

ok If you haven't got one of those pictured have you got a similar looking thing with a white box on?

Have a look at the cylinder and follow the pipe that is going into the middle and see if it has an air vent if it has open it
