I have a 40's end terrace I inherited last year which is rented out and the rent is being held to replace the roof next year.
The living room floorboards have warped quite significantly forming ridges you can feel through the fitted carpet. I have discussed with the tenant clearing the room to lift the carpet to investigate, resolve and replace the carpet.
It is an ex council house which at that time used to be fairly well built and I am concerned as to why this problem may have come up. I am expecting to have to lift the floor completely and replace it but what am I likely to find as the cause, is it just age or possibly damp? The property has good open airbricks on the front face but an extension was built on the back of the house 20+ years ago. I presume allowance would have been made for the airbricks at the back but I do not know exactly what was done.
Due to the limited budget I would replace with T&G chipboard panels, 18 or 22mm depending on joist width but what are the limits for each thickness of floor. There is only one doorway where I may have to match with the existing floor.
As the tenancy will continue I am on a tight time schedule so need to try and anticipate as much as possible any problems and be equiped to deal with it. For speed I want to try and avoid distrubing the skirting if possible, either that or replace it with new as neatly as I can to not affect the decor.
