waste connection in kitchen

Hi All

I have a problem...

I am quoting to fit a new kitchen. The existing kitchen connects open plan with a single storey extension. The customer has had a leak which has ruined the floor. Upon further inspection, I have noted that the sink waste runs through part of which was the old outside wall (now inside the building) into the old open gully. The leak can be fixed quite easily (new solvent elbow) but the problem is that the gully is below the floor boards in the extension. The new floor will be tiled thus burying the gully.
In the corner of the room is an internal SVP which I intend to connect the new waste to.

Q How should I connect the new waste? Should I bury the new 40mm waste under the floor and connect to the SVP? Or should I connect to the gully and create an access panel in the new floor?

My worry is that there is no local manhole and any blockage would ruin the new floor.

Finally, I'm not sure on the buiding regs in this situation.

they should of moved the gully to the outside of the extension.
wouldn't fancy a gully under my new floor.
