Water leaking through concrete sectional garage with cavity

I have a concrete sectional garage that was built in the 70s. Looks like some work has been done on it over time as the roof has been replaced and it has been painted and the horizontal gaps between the panels have been filled in with some type of caulking/filler.

Looks like water keeps getting in and I wondered what the best solution would be to waterproof it? One side of the garage can be accessed from the outside so I was thinking of using some type of external sealant along the panels to prevent water ingress.

The back end of the garage is shared with a neighbours garage, however there is a cavity of about 20cm between the garages which I have no access to as it is blocked so I'm not sure how the water is getting in but it is getting into the cavity and entering between the panels. Maybe I could scrape out the caulk and replace with a waterproof sealant?

(It's not easy to see from the photos but you can see the type of panels and where water is entering horizontally).

Any advice appreciated .

Sectional garages are not designed to be water proof.Just keep it well ventilated or replace.

Not really an option for me, the garage is part of a terrace and the wall is shared with the neighbour, not to mention cost. The amount of water coming in is relatively small so there should be a few solutions for preventing it.

Is the water running off the edge of the roof and down the wall?

Where is the gutter?

Yes, the water is running off the edge of the roof and down the wall. There is no guttering along that wall, only at the garage entrance.

So fit a gutter.
