Water penetration

I have a small new outbuilding built of blocks.

I'm noticing the start of water penetration. It seems to be mainly along the odd mortar joint, but that may not actually be the point of entry.

The blocks are quite coarse - not fine faced. As the entry seems to be quite selective, I also suspect that some low density blocks may have been used here and there.

I've painted it with Sandtex which for the most part seems fairly effective, but I can't work it into all the crinkles in the block faces.

So ... short of full-on rendering, can anyone recommend a brush or spray-on coating thick enough to fill up the face and good enough to seal it properly.

It would be nice if it could go onto an already damp surface.
