I'm buying a new build flat which has what is described as an 'engineered solid wood floor' in the main living area. I've only seen it once and to my (totally untrained) eye it looks 'unfinished' so I'm thinking it needs some kind of seal applied to it. I'd appreciate it if anyone could tell me if this is usual for new builds as personally I've no idea. I don't mind varnishing it myself if necessary. Also, what the hell is an 'engineered solid wood floor'? As from the sticky posted above it sounds like a bit of a contradiction in terms! Thanks.

Engineered solid-wood will be a top layer of "appearance" wood - often oak - which is supported by a number (how many depends ) of alternating crossed layers of cheaper wood to give it stability and strength.

ask the vendors whether the floor needs sealing. Personally would think it unlikely that the boards would be delivered "unfinished" as anybody visiting pre-sale might mark them.

Looking unfinished could actual be a feature of the wood-engineered floor installed ;) Or that the floor has not seen any proper maintenance applied to it.

Ask indeed the vendor if they know what finish it has (oil, varnish) and with what kind of product they maintained it.
