Replacing conservatory

At sometime in the not too far distant future I plan to replace the crappy conservatory at the back of my semi with a bigger structure. The plan is to make it mostly of brick/breeze block with large windows and bi/fold doors and depending on cost either a glass roof or tiles and large velux's. First question how much bigger can I go than original conservatory before I need planning and if I build in brick will this be deemed to be an extension.

It's best to phone the council direct to get the answer to this.
Any modification to the propety in terms of an extention where volume is increase will usually meant planning permission and building control are required.

Find out exactly what you want first, sit down with an artitect and draw it all out. he can then act as your agent to liase with the council and apply for planning permission if required.

Reminds me of the bloke whos goes to the pub and asks for a glass of tonic water .....with a slice of lemon maybe...ooh ...and a cherry....and perhaps......a bit of gin too.

You are describing an extension my friend so reg's and possibly planning will be necessary.

Yep I know, does sound like an extension I suppose I was hoping it maybe seen as a bigger conservatory so no need for planning but can't find out much on my local councils/planning website regarding replacing a conservatory with will be as you say will be an extension. Anyway emailed them to see what they say

In general to be exempt from Building Regulations the conservatory should:

1) Be thermally seperated from the dwelling &
2) Be less than 30m2 internal floor area &
3) 50% of the wall area glazed &
4) 75% of the roof area glazed &
5) Have independent controls to any heating (i.e TRV's on rads)

Be aware that the rumour is that ALL conservatories will become controlled under Building Regulations in April next year, but to what extent has not yet been finalised.

That will be one of the more sensible amendments to the Regs then; but no doubt offset by some mega change to Part L though. I presume we will all find out about 2 weeks before it comes into force, as was the case under Jonny Five Bellies Prescott?!
