Pre made roof trusses?!

Hi guys, having a gamesroom built at the back of the garden. Its 8mtrs by 7mtrs in size.

I've gone down the building notice route with the building control team.
The building has a cavity wall and i'm looking at a dual pitched hip roof.

The builder has said he'll prepare it and we'll have it checked over by the inspector. The inspector however points out that he'll want structural calculations if we are to go down that route! :eek: I've been advised that i'll need a structural engineers calculations to do the same to satisfy building control.

The alternative i've been offered is pre made trusses.

I have no architect involved. Has anyone had trusses made by any specialist company? I'm struggling... please help!! Any idea as to average cost?

Give your roof design to a Truss manufacture they will give you the calcs you need when you order the truss's.

Or just employ a structural engineer for a few hundred quid! :rolleyes:

i'm actually thinking about this.. Problem is that i've not got an architects design. I could certainly provide a sketch with measurements.

Has anyone had any experience with pre manufactured trusses? Timescale and price? I'll be calling around tomorrow me thinks. Damn this is stressful..

Thats all a decent engineer will need, he'll likely want to do a quick to visit to have a measure up to satisfy himself anyway.

Assuming the roof is pretty standard, any truss supplier will be happy to sort you out. This is bread and butter work!

I'd steer clear of Travisty Perkins.

why steer clear of Travis Perkins? I've just noticed that they've got a plant in Amersham which is not far from me...

That's why I said stay clear of them (they couldn't put a gang nail plate in with a hammer, believe me they tried) they supplied us for a new build in Camp Road Gerrads Cross. The gang nail plates on some(almost all) were as much 10mm proud. Trada failed it. TP tried to press them home on site with a bench vice and scaffold pole, the vice broke on the first one. They then tried a dead blow hammer so I told them to **** *** they then claimed it to be within tolerance. Cost of that roof £19000.00p in 1996. The story went on for sometime after that but it's late.

19k for a roof!? Ouch.. I was hoping it wont be more than £1k. I'd prefer to pay a structural engineer to prepare calcs if its to be that pricey

Right, i've been on the phone to a structural engineer this afternoon. I've been quoted £500 for the calculations. I'm told he'll draft up the design of the roof quoting details of the timber widths etc.

I guess the calculation will involve the installation of an RCJ. I'm trying to balance out the advantages and disadvantages of either a cut roof with a calculation as against a pre manufactured set of trusses. The roof space will be dead space either way. I dont need to go up there.

I'm thinking that having paid the engineer £500+ vat and paid for beams and wood this will cost close to £1k. A pre made roof is likely to cost around the same. I've agreed a fixed fee with the builder so he's not bothered either way....

Any views?
 
I prefer traditional cut roofs largely future proof.Few if any cracks in ceiling boards, more storage space which is easily accessed. Sadly trusses are quicker and cheaper to erect so often win the day.
