We are 80% of the way through a self build which includes planning permission for a large detached garage with rooms above. As we have a decent size bit of land behind where the garage is to be sited, we contacted the local planning office to see whether we could get permission on the the land behind as a building plot for a second dwelling, with the original garage moved elsewhere on the site.
The planners advised they would not approve due to the new garden-grabbing policy.
Consequently, I wondered whether it would be possible to:
(1) build the garage as planned but to a "house spec" eg proper insulation, drainage, etc
(2) apply for permission to convert it's use into a new (albeit smallish) home
(3) if permission was given, sell it as a conversion project ie the buyers come in, kit it out inside and move in
I've seen plenty of info on converting garages but only into additional space for the original dwelling, not as a new one. Obviously you can convert a barn or similar outbuilding, but this is an existing structure whereas our garage is not yet built. I can't find any info on something similar to the above.
