5 years no problem & now pressure problems in bathroom m

Hi All

I've got a ground floor flat which i've owned for 5 years now its a ex council property.

The problem i got is the bathroom shower mixer is having major pressure problems, at first the tenants reported its low on the HOT water and next week its low on the COLD. Its now gone back to HOT pressure dropping.

I got a builder to look at it and his saying theres a problem with the gravity feed system and i need piping from my boilder which will cost me £400 to fix? :shock:

Before i depart with my money is there anything anyone can suggest??? I thought it would of been a problem with the mixer since both hot and cold keep dropping.

Is the shower fed from the same hot and cold supply as the bath taps etc, ie, hot from cylinder via header tank and cold direct from header tank, as if the bath taps etc are OK it would indicate that it is a shower problem.
 
Well the bathtub mixer and bathroom sink cold water is fed from the upstairs tank that i think is shared by the rest of the tenants. Theres no problems in the kitchen at all, it just seems to be the bathtub.

I checked with the rest of the tenants and no one has problems

What about the bath room basin is there plenty of pressure there, It could be the washers sticking in the bath taps.
 
there doesnt seem to be a problem there, if you turn on the cold water the bath then yea the pressure would drop but i assumed that was normal, it doesnt happen with the hot water.
 
If the pressure is OK on the basin taps then I suggest you try renewing both ofthe bath tap washers.
 
do you have a link of how i could do that or should i just call a plumber to do this,
