Very concerned about top row headlap in new build

Hi All, I hope you can help !

I am concerned there is not enough overlap under the flashing on my new build.

My neighbour had a similar looking overlap and has had problems with damp, the house builders have accepted this is a fault and fixed it on his property. However they say my house does not have the same problem. We have not yet seen water damage but I am concerned. Can anyone please advise, I would dearly like to hear other opinions on the matter!

This is one of the lower eaves which was easier to photograph but the same overlap (or lack of it) exists at the top of the house.

You're right to be concerned! the top course does not have enough cover.

I would be more inclined to put another course of tiles in.
 
I would be inclined to measure the spacing on the last two or three courses of tiles before drawing any conclusions.

It looks as though they have been bunched as they got nearer to the the top.

If it were a case that the penultimate course is say 75mm spacing then it may be that the lead is covering upwards of 50mm. Not ideal but not worth a panic.

The easiest way would be to get a similar size tile and place it overlaying the penultimate course and see how much lap the lead actually gives.
 
have the tiles been doubled up on the bottom run of tiles? you can get shorter tiles that may make the roof look better at the top. looks like theyve bought shorter lead to save some cash. i thought it had to go up the wall a bit too maybe one more course?

It's likely that there wasn't enough room to put an extra course of tiles at the top.
They've just fixed the battens at a standard (100mm?) guage starting from the eaves and not bothered about what happens at the top.

It looks skimped, but impractical to re-do now. The least they could have done is to have wider lead at the top to cover more of the last tile - that's been skimped as well.

I do have a spare tile so I will get up there tomorrow, compare against the second row and see if there's any uncovered area under the first row that way.

Yeah, superimpose the tile on top of the penultimate course and see how much of the lead is lapping the head.

If you have 2" or so then don't worry.
 
Not good at all, that hand is an odd colour and needs seeing to by a doctor.

The tile lap is even worse and will be leaking like a sieve.

You need another course.
 
The grp apron will need removed then another course as well as hip tile fitted.
 
Whoever did that was a few tiles short of a roof in more ways than one.

In your first post you said you haven't seen any water damage, that could be because the membrane is taking away water that will be getting through the tiles. It's not supposed to work like that and as others have said it needs to be fixed properly.

How new is the build? Presumably it's covered by an NHBC guarantee so if the builder doesn't want to play fair you could go through the NHBC.

Thanks again for all the replies! They have been invaluable. I actually quoted some of the above comments to the builder to help make my case and they sent the roofing company round this morning while I was at work.

As you can imagine I have taken this back up with the builder - and asked that next time I am there to supervise!
