serviced plot expectations

fair comment. I thought there might have been a generally expected level of development. If I was sitting on a plot of land with planning permission what would I have to do to bring it to the market as a serviced plot of land?
 
water, gas, electricity, mains drainage.

but I don't know that it would be good value to lay them all on before you have at least a plan for the house they will be connected to.
 
As all sites would vary the level of them being 'serviced' would also vary and the asking price reflected on this.

that's a fair point. I would have thought that plot/s would be more easily sold if they had, for example, the road built.
 
We would never buy a so called serviced plot and nor would 99% of small builders doing two or three units a year, however we would check that all services are available in close proximity to the plot. prior to signing contracts.

would you buy land that didn't have a road built? We've looked at buying land with outline planning permission with the intention of bringing services to each individual plot and then selling each plot separately to private buyers. But the cost of building the road has always been the deal breaker. Who would build the road in the case where there were 6 different buyers?

Yes that is the only way we would be interested. Why should we pay somebodies overheads and profit margin when we can do it our selves?
We thought that you were talking about a single plot, but you have moved the goal posts and say that there are 6 plots that you wish to sell to Self Builders, complete with private shared access road.
Would take us far to long to even scratch the surface on the obligations that you will have to meet and the additional costs.
Suggest you meet with decent architect and let him talk you through it.

thank you. Our intention is to buy land with outline planning permission to build 6 houses, bring services to them and then sell them on to individual private buyers. The land is essentially a field at the moment with no services at all. In order for me to sell these as individual plots of land I would have thought I would need to provide water, gas, electricity, mains drainage, the access road and street lighting. Otherwise, who would be responsible for this?
