Tanking cost

Hi all,
Just wondering if anyone has an estimated cost of tanking 2metres of wall? This corner is the area to be tanked

Also how hard is it to do yourself ?

You can buy a kit off eBay for £35-40 to do that. Kit comes with primer which goes on first, mesh for corners and joints and big tub of liquid rubber type stuff which you put on with a paint brush - easy diy.

Thanks for the reply, however we really need a receipt for the work and not DIY to be honest, do you have a roundabout estimated cost for someone to carry out the work? We have a few quotes coming but I'm impatient and none of em would give an estimated cost.

If you follow the above suggestion you will end up with more trouble than you started with.

1. What has drawn your attention to this corner?
2. Who suggested tanking?
3. Who suggested tanking for 2m?
4.Tanking in that corner might drive the damp sideways along the wall, & up above the tanking.
5. Is that a solid floor and a solid wall?
6. Is there render on the outside of the wall?
7. The key to dampness is to find the cause of the damp.
8. Do you have any problems with condensation?
9. Why do you ask about a receipt while asking: "how hard is it to do yourself"?

1. We had marks on the wall while renovating, when I removed skirting it was wet and the discolouration of plaster I investigated more on removing a brick from inside, the cavity insulation was wet.
2. Spoke to several people (literally everyone I know I've been pestering) got to the point when I took the brick out and it was that wet I decided to have a survey done.
3. It is difficult to explain a picture might help, the house is built into a bank.

The cream bit on the right hand side is an extension, the tape shows where the internal corner is (from the tape to about 1.5ft to the right is where the damp is) for example

7. I'll be honest, the problem is the steps outside, we know that but at the moment were trying to sort the house, the steps will be partly taken up and a membrane will be fitted and then refinished..but not in the near future.
8. No problems with condensation.
9. We don't 100% need a receipt, I was wondering how easy it was in regards to how much it will cost, I just want it done with a guarantee I don't want to finish the house all replastered, carpets and then have problems again, the people we've had out will guarantee it for 25 years insurance backed, it just saves hassle, I don't mind gas, electrics or water, however bricks, mortar and plaster scares me,

Gather you don't think it'll last that long then?! I doubt we will be here that long anyway or house will be rented! If they have to keep coming back and doing it every year I really don't care knowing it won't be my problem and if they make a mess they will be sorting it and redecorating each time, could be good.

In a word: you are wasting your time & money until the outside issues are corrected. However:

Along the affected wall(s) you could remove all the accessible sodden insulation if its fibre glass(?).
Was the cavity clear when you removed the brick?

Difficult to see if you have a membrane under the slab?

You could hack off the plaster to 300mm above the outside ground level, or 300mm above the interior stains, & render up with 3:1 sand and cement and a remedial finish - this will give you some breathing space but its not a solution.

Another possibility is to tank with Vandex or similar but Vandex etc. could give condensation difficulties but it will hold the salts back for some time.

All damp co. guarantees are useless - the work is never guaranteed. Once they have your money it will be difficult getting them to answer the phone never mind returning year after year - a joke.

Yeah when I removed the brick it was fibre cavity insulation, I removed all the wet stuff as far as I could reach, there was also mortar at the bottom which was like mud to be honest which I removed most I can, the work outside is to be done but as you can imagine it's quite an expense at the moment, but will be sorted, we don't have a membrane under there yet, but previous owners have had the same done at the front (for exactly the same reason), steps dug up, membrane fitted and refilled and finished. But just want remedial work done just to last as long as possible. So you'd swerve paying them to do it at all costs?

Did any of these damp surveyors offer the alternatives i've suggested above?
Whatever they claim to be doing inside the house over a 2m length of wall what purpose will it serve?

If you dont DIY it, then get a local builder or tradesperson in to do whatever you decide on. Dont use the nonsense crew.
