My landlord is looking to deduct from my deposit the cost of replacing chipped/marked kitchen tiles.

The tiles are 60cm x 60cm white gloss tiles (£39/m) laid with electric under floor heating.

He has proposed replacing 3 tiles:
Labour for replacing 3 tiles at £25 per hour x 2.5 hours per tile = £187.50

Does this seem reasonable?

Many thanks.

No. But a tradesman must charge for a mornings work - he has to go get the same or similar tiles, chip out and prep, and fix and grout the new tiles. If cuts are needed then he might have to pull out his tile saw.
The morning is eaten up, believe me, before he can arrive at the next job.

£25/hr is cheap for London. A self employed tradesman or woman needs a min of £35/hr.

Was a probably expecting a morning. But the landlord is suggesting 2.5hrs per tile = 7.5hrs. So a full day? Probably too much?

And taking tiles up is no exact art - the adhesive, the tile and the electric UFH will be firmly affixed together. If the electric UFH gets damage then ALL the tiles will have to come up to make good.

Nozzle makes a good point if the LL has a genuine quote then I would just suck it up and move on. The reality is that he probably won't bother replacing them.
The other alternative is to put in a dispute with the deposit scheme but they may suggest that the works get done first and then you could run into the territory Nozzle mentions.
Personally he probably is trying it on a bit but it's not that far out of the realms of reality. As Vinn says £25/hr seems quite cheap if you could even get someone bothered to do the job

I did a bit of work in Big smoke not long back and going
to get a bag of cement took most of the morning up

Hey there,

Seems a lot.

Ask your landlord to get a quote from other builders.
