It is reminiscent of the worst excesses of corporate greed that helped to create the financial crisis, when short-termism was heavily incentivised and long-term planning ignored,” he said.

“This is a also a perverse situation where corporate fortune has been built on what is essentially a government subsidy in help to buy. This situation shows just why help to buy is so flawed: it fuels demand rather than supply, putting house prices even further out of reach of young people, while adding zeros to the bank balances of housebuilding executives.”

I'm a semi-retired developer who's made £millions from house building.

I can give you the solution, I can solve the problem, you would not believe how easy & simple it would be. Everybody wins . . . except the banks.

Well done Sir. Nice to hear success stories.

So what is the solution?

While you are at it, could you solve the problem of poor construction on housebuilding which leaves buyers of new properties faced with appalling snagging issues. :)

I asked first. As someone in the industry would be interesting to hear your perspective.

OK. Lets go back a few decades & re-introduce the council mortgage. Lets discuss the economics differential between brown & green site developements. Can we talk about the ever decreasing green belt, the 5yr & the 10yr plan. Are you comfortable with the math involved in re-developement? Should we broach the subject of how one developer can gain planning permission but anyone else can't? How much does an acre of green belt land cost & how much is it really worth?

Can we talk about how far a brown envelope can fly?

Can we? Should we?

That's an easy one. Put simply . . . "This is the benchmark of your intelligence, the single biggest purchasing decision you are ever likely to make".

So the issue is with land - both the supply and subsequent planning permission.
Not todays land banking?

How much of this is relevant? http://www.brand-newhomes.co.uk/why_do_new_homes_have_so_many_defects.htm

Which country or system builds new homes to a high standard?

New build homes on estates built by companies specifically set up to maximise profits are **** because . . . I don't know where to start chap. If the system itself wasn't so corrupt from the very beginning then you would have no need to ask the question. Just today I was on a developement where they lay the first floor boarding before putting the roof on.

Which country or system builds to a high standard? IDK chap, I'm an authority on the UK housing market, the Scandinavian or Benelux countries mean nothing to me.

What do you think has gone wrong? When did it all go wrong & how can we make it better? Perhaps you is just drumming up some traffic for your poxy website IDK?

Do you know the economic differential between an acre of green belt & an acre with outline planning for homes? Does the math make your brain hurt or do you think everyone else in the world is as stupid as you?

Hahaha. I have no website to drum up traffic. You seem to be agitated.

How many degrees do you have? Any in econometrics?

So Henry George and his Land Value Tax was headed down the right path.

Land with planning permission is worth more than land without planning permission. not a very great insight is it,I would have thought most people would have known that already.
I wasted my time reading your posts in the hope you were going reveal the great secret of your success so that I too could become rich, I think I will stick to watching the paint dry on the radiator I have just painted.
