Hi all,

Noticed my velux window in our conservatory is leaking badly, I’ve been up to have a look & narrowed the leak down to the flashing on the window at the base, rain appears to be running off straight onto the roof felt.
I’ve had the house for 3 years now so no idea who fitted the windows but it doesn’t look right??
I guess I’m asking for options to fix it without replacing all the flashing etc..
thanks all

The sarking felt needs to be turned up the side of the frame. It's not a quick fix.

And you have rusty roof "tiles"! o_O

Thanks for the reply.... ok sounds like time to call in a pro, I was hoping I could re-direct the water to fall off onto the tile using silicone or some other method, just didn’t look right with the flashing hovering over the felt presumed it was fitted wrong, to be fair it’s a new leak so something has obviously failed recently.

I might be wrong, but when I fitted a velux there was a membrane collar that goes underneath the flashing kit, but on top of battens.
On your photos that seems to be missing, as does the foam gaskets down each side of the window.

See this link, around 7 mins in to see the collar.

Hi thanks for your reply... the foam is there but it looks like the membrane collar isn’t , looks like whoever fitted it didn’t do a proper job or a revised flashing kit has been released by velux since ( it’s been installed over 5-6 years now) ... While its dry out I’ve gone for the cheap fix of external water proof sealant to see if It stops the water running off if that fails it will be a Pro job & a replacement flashing kit.
Thanks

Hi Dave
Yes its been fitted Where they wanted the window to be and not bothered about manufacturers instructions!!!
The Flashing hanging loose over the membrane should be laying on a tile to give it support. So my suggestion is to turn the loose end back on itself so to create a small fold, it might just be enough to keep the water going down the roof.

100 % correct. the window is wrongly positioned.

The covering is Decra and possibly cut with an angle grinder.. which they do not advise
the cuts up the sides of the velux or any abuttment should be turned up or down depending on what they abutt
