Hi all, many thanks for the previous assistance.

Ok,were in a top floor flat (mansard roof) there are some water leaks from the roof slates, for many years rain water has dripped down the felt and pooled in different places.

The felt in places has become mouldy with spores growing, this produces a rancid smell when it dries especially now with the sun direct on the side roof area.
Managing agent understands the problem but not doing anything.

Smell comes through the plasterboard itself (not electrical box's) ,I have internet researched and it seems 2 coats of zinsser 123 and an emulsion finish coat will stop the smell. Has anyone done this before ?
Or there other paint on alternatives ? Many thanks.

Donald.

For starters get onto the managing agents to fix the roof , they work for you not the other way around , its what you pay your service charge for

Me being me would be ripping them a new one if they took that attitude with me

The MA inconjunction with the property owner have worked tireless to pursue the developer on this 11 year development. it became apparent that the roof covering was not suitable for for a beach front location and the developer settled out of court for a sum above £1.1m
Roof renewal including associated work is going ahead Q3 2021. Top floor flats have to move out for 3 months !.

so just really asking if there is a paint on solution to lessen the wind driven in mould odours.

Ta.

So its not quite fair to say the Managing Agent is doing nothing then, is it?

I did that ( minus the emulsion) on a floor that had a musty smell coming through - after sorting the airbricks -(y)
