Hi All

My boiler has been loosing pressure for a few days. I have filled it to 1.5 bar every time it drops below 0.5 bar but still keeps loosing pressure. This afternoon I check if PRV is leaking. PRV is not leaking but the condensate pipe leaks more than it should when heating is on. It does not leak when hot water is on. I would appreciate if someone can tell me what part of the boiler is failing.

Does condensate pipe have water coming from it , long after the boiler has been used for central heating or hot water ?
 
the condensate pipe leaks more than it should when heating is on.
How do you know how much it should be condensing, only way to test is turn the boiler off for an hour and then see if any water is coming from the condensate
 
Thank you very much Guys for your quick response. I don't know how the condensing boilers work. I am concerned the boiler pressure keeps dropping. Its got worst since I last checked the pressure last Saturday. Following your response I turned heating off. The condensate leak stopped dripping. I turned boiler off for a good half hour. I check PRV and the condensate pipe. Neither leaked. I switched boiler on for hot water keeping hot water running. No leaks. Now I have turned heating on. The condensate pipe is constantly leaking. I hope my explanation makes sense.

That is exactly how a condensing boiler works, the condensate is not "Leaking" the boiler is producing condensate, nothing to do with your pressure loss
 
Water coming out the condensate pipework is perfectly normal when the boiler is operating / central heating on. When boiler is not being used nowt should come out. But you need to leave it off for a longer period.
Tie a bag over the prv pipe end and leave it overnight. If you get water from there ,you have a problem inside the boiler.
 
Thank you all for your input. Had a boiler engineer diagnose the issue. I explained the problem. He surprised me a young fella having so much knowledge of combi boilers. He did not talk much but got on in finding the problem. He tested the pressure on the system. He advised the expansion vessel has had it. I felt young man is honest and sincere. He quoted me a price of replacing the expansion vessel. I thought it to be very reasonable. He is going to replace the expansion vessel and the PRV at same time on Tuesday.
