It's a little bit interesting in the bottom RH corner. There are some roads marked out for development and it looks like the plans were cancelled.

Lee Gardens Ave was due to go straight up to the Southend Road and the development to the right seems to have been shelved also.

Some of the roads to the left have disappeared, probably for remodelling the junction?

A local lad might know more.

I live quite near Lee Gardens Avenue. All those dotted lines to the right of Lee Gardens Avenue are fields - at the moment. There are plans to build 570 homes on them with access to via Rayburn road. The locals are up in arms about it.

Oh, and Jilly Cooper lived in Osborne Road - a rat run people use to cut out the Hornchurch road if you are going towards Romford.

Local infrastructure, traffic and the fact that a current and long standing quiet close will be a thoroughfare for the private vehicles and commercial deliveries for 570 homes! If the plan had gone ahead in '37, the infrastructure would be catered for and they would access it from Lee Gardens Avenue.
 
The old plan was access across Rayburn, Benets and Wychelm. If the new estate could split access between those roads, it could ease the load.

But I take your point that 570 homes is almost certainly more than the 1930s developers planned to build.
