This happened a few years ago but it disappeared.. until today. The rain is bad here today and driving towards the front of the house.

Our dormer is leaking again and I’m struggling to work out the source. Appears to be coming in at the corner of the window. I cut some of the wall away to get a better view. Looks like it could be coming from under the cill/frame junction.

Can’t see any gaps in the sealant and it only seems to leak during continuous heavy rain.

Any ideas??

First picture is showing the ‘main’ drip which is coming from the frame directly under the cill.

Second image zoomed out showing location of the slot below the cill which is where the first pictures is looking

An educated guess is that the face drain is not properly sealed, or the tiling in that corner is not properly detailed.

Think the culprit is the sealant above the window. It’s completely failed across 75% of the top of the frame. Explains why the leak is worse with driven rain on the front elevation.

Assume this is then running down one side (it won’t be installed level) and then soaking the wooden frame etc etc

Problem is now getting it fixed.
