New downstairs toilet pricing enquiry

I've had a builder round to quote up putting in a new downstairs toilet room.
Attached PDF quote and what it entails. I'm genuinely curious and looking for second opinions.

The full quote is £8,500 plus VAT (so £10,000)

Is this a reasonable price for the work it entails? To me this feels on the pricey side for what is a small room but I have no prior experience with builders and usually DIY. The room when complete will be 1.5 x 1.3 metres. I'll also be sourcing/buying the sanitaryware and tiles.

- It involves bricking up an old backdoor and replacing with a window.
- Adding a new stud partition wall 1.5 metres wide with door to separate new room.
- New toilet, sink, radiator. The plumbing and waste are all located close-by within this area since originally this area was a downstairs toilet but was removed 30 years ago. Long before I moved in.

I live in Kent if that has a factor on pricing.
