Trouble is, I've encountered many, so called, bathroom fitters who have bodged up the simplest plumbing connections and then made them inaccessible... And when there's a leak, I get called in to repair and can't get at anything! It's the same thing with bloody kitchen fitters!

If the manufacturer allows cabinets to be built around the boiler, What's wrong with that?

No, it's trying to change the PRV and the Phex without having to remove the complete hydraulic section!

Hard enough on these shïtboxes even when you do have access.

On the "odd" occasion when the bathroom/kitchen fitter has been considerate enough to make the cupboard removable, it goes some way to stop me swearing... But when working for the dog, we're not authorised to remove doors or cupboards so customer has to pay for that or have it done in advance.

Any photos of below the bath, has the panel been off?

Sorry no, tho tenants tell me in the past the wood floor beneath has been "soaked in mould" - I'm guessing they managed to clean it off.

This time they are saying there are parts they can't reach to clean, and a worse smell

Well yes have already had someone else here say replace whole bath even tho it's in good condition, with one that has taps at end so accessible. With moving pipework as well it seems an unnecessary fix and ecologically unsound to send a perfectly good bath to landfill but I hear what you're saying

I only ask because the panel looks like it hasn't been off in a long time. Until you cast eyes on it yourself I'd be a bit wary. I'm not saying there isn't a smell, but "mould" is one of a tenants go to words meaning you have to act quickly.

Well yes have already had someone else here say replace whole bath even tho it's in good condition, with one that has taps at end so accessible. With moving pipework as well it seems an unnecessary fix and ecologically unsound to send a perfectly good bath to landfill but I hear what you're saying

Thanks a lot. In a different property I've used this one which can be set to only turn on at higher speed 5min after light switch so if you pop into bathroom briefly to use the loo it doesn't turn on so doesn't annoy, and is on continuously at low speed and not really audible

Thanks they originally mentioned as part of an inspection visit in April that mouldy support frame and bath moving when sat in, and that was a historical issue (dating back from before I bought property a year before) but they were not asking for any action only to make me aware. Issue of smell and these photos first sent by tenant on Aug 2nd, have got someone round to look at on 11th Aug (I'm away myself at mo) so am acting reasonably quickly and not delaying at all.

I don't believe they are asking unnecessarily. They have put up with minor faults or fixed themselves (washing machine detergent tray doesnt work so they dose direct into drum, fixed kickboards in kitchen back on, replaced a tap in kitchen) without me needing to call trades myself.

Meanwhile getting v helpful advice from this forum.

Understood, a normal inspection visit wouldn't entail removing the bath panel to check, but either way it needs checking/sorting.

Yes I'm hoping no damage to floor beneath and it can all just be dried out but won't know till bath taken up
