frame sealant

just bought a ten year old barrett house but noticed none of the door or window frames are sealed is there a reason they were,nt done? any advice appreciated
 
would also suggest using foam before the frame sealant depending on how big the gap is between the window frame and brickwork (judge on whether a foam can pipe will go into the gap).
 
could be that your windows are fitted on clips into a cavity closer some do not bother sealing this as it has a lip at back would have thought that after ten years if you had a problem some one would have picked up on it by now

if you are going to seal buy a good quality low modulus sealant neutral cure as hi mod assatoxic does not stick well to pvcu I assume that they are pvc if not wooden windows for years were not sealed without too many problems. hope this helps


ps hi mod will stick for a start then the assatones cause delamination of the sealent from the plastic
