Why allow tenants to keep pets, rabbits of all things, in the house?
It doesn't sit well have those damaged flexes about, and the fact you know about it could maybe, in some misguided way, make you responsible. I don't honestly believe that, but when something happens people are very quick to blame each other.
These people are ruining your property, and their own (much smaller and cheaper) property.
Someone should realise that electricity must be respected, and all damaged equipment should be repaired properly or replaced. There is no point ignoring things.
PAT testing would condemn some of these appliances, but I'm not sure how appropriate it is to PAT test their own equipment.
