Is it possible to render over pebble dash.
I have had a quotation for rendering a four storey building and that it what they want to do. Remove any pebble dash that is live and key up the rest and render.
Is that the best way of doing it or should they be hacking off and...
I am pretty sure it is not the flashing. I've done a water test (sprayed it with a hose) and it seems to be coming in through the two rows of tiles at the bottom.
Any ideas?

I am selling the house shortly so don't really want go to any great expense therefore would digging out the mortar and re-doing it, do the job?
If it was the flashing or lack of, wouldn't the leak be below where the extension meets the main rear wall? The first leak I had was coming in above the window and then through the ceiling as shown in the photo.
I would say the pitch was 30 degrees but might be a bit less.

Could anybody help with clues to the cause of this leak.
I've lived here 11 years and never had a problem, then all of a sudden it's started leaking. The only thing I can think of it that I hosed down the roof a couple of weeks ago to get rid of the moss which had accumulated over the years...
I have lever taps in the bathroom which were fitted about 5 years ago.
They have generally been fine but in the last 6 months they have been difficult to shut off and often 'rebound' a little when you turn them off leaving me with continual running water.
Any ideas?

Ok, thanks that makes sense now but with regard to my initial question, assuming the sparks can get to one of the light holes from the plasterboard I leave out, he will be able to make the connection accessible?
It is the existing triple spotlight in the centre of the room. I was just going to leave the plasterboard out where the light is, so he could connect up from there.
