    Thanks, it's a timber frame house so the fewer screw holes the better. I can probably ratchet strap onto a window pillar or similar though.

    Thank you very much, @JobAndKnock. I've just ordered one of these, which looks like it will be a bit more sturdy. It's more than I was hoping to spend, but I've got years ahead of me of paint/maintenance jobs and it only takes one mistake to ruin things.

    Sealing smell of damp from under floor

    I'm no expert also, but I would have thought that sealing off the damp would be the opposite of what you should do? Once you've identified and solved the cause of the problem (e.g. dirt piled against an external wall, leaking drains, etc), you'd want to get as much airflow to the affected areas...

    That's the thing, the previous owners were quite thoughtful, there's a floor drain and a passive vent above... A great alcove for clothes drying. It's also the only place the tumble dryer fits without remodelling the room right now, so needs must.

    No bath or shower in the room. Yes, I'm not really seriously considering drying clothes over it.... Perhaps with a worktop over it! But really only after getting power to the dryer at this point.

    Why has my Megaflo tank been installed with a pump on the outlet??

    Thanks very much all, I replaced the powerhead on the hot water zone valve and it's all back up and running. Replaced the old Honeywell programmer with a Nest while I was at it (no thermostat before) and all appears to be working OK. Will judge the lukewarm water more in the winter.
