the stack is vented internally
air admitance valve is under the en suite, i know this because i hacked the ceiling off under to see if there as a leak...
do you think it may be too low?
Our ensuite has a wc, hand basin and shower.
Ive checked and double checked the traps on numerous occasions, and they always have water in them.
There is no apparent leaks & the soil pipe runs internally.
Is there any suggestions or advice on where this drainy smell is coming from...
6 months ago we moved in to our newly renovated house (every room was changed)
Just recently we noticed a terrible smell from our on-suite.
Got a plumber friend to have a look at it.
It turned out the soil pipe (internal) where the shower and basin wastes run, wasnt vented so he swapped...
The moterised valves are located down stairs close to the bolier, I pretty sure they are working ok as when I selct hw only only the hot valve works and likewise with ch.
there is a vent near the cylinder, vertical from the flow( i think) just b4 it goes into the cylinder, what will venting...
Is it a vented system? yes
If so, where are the vents and vent pipes? in the loft
Is there enough water in the F&E cistern? not sure?
Is it pumped? pump inside boiler.
Is there a motorised valve? yes. seems to be fine
Is there a bypass? not sure what yo mean?

We have a system boiler (glow worm)
The water is set to come on an hour in the morning and an hour in the evening.
the boiler definately fires up, and both pipes get hot (very hot) from the boiler end, right up to the cylinder.
The cylinder thermostat seems ok as initially i turned this...
The water pressure in my pub is really poor. One example is if two toilets are flushed they seem to take forever to fill.
I have chased it up with the water co for months now, but no joy of any improvement.
An idea we had was to put a storge tank in the loft and soley just feed the toilets...

I have a glow worm 30 sxi system boiler,
the main circuit board was damaged so i have replaced recently all was fine until we have noticed that when the heating or water is meant to be off by the timer or manually the boiler keeps running.
any suggestions to this problem will be...
Had time to sleep on the problem,
was wondering is it worth tuning the water off to the shower and dismantling the valve, to see if there is a blockage, or do you think it's likely to be further back along the pipe work?
