thanks for your reply - as i mentioned with the present incorrectly sized window i can fit a step under the rad with no clearance to give a step to window height of 1.08m.
as "woody" said it may look a bit odd but in its favour it cost nothing to sort.

thanks for your replies - i contacted BC & they said size was ok - they also said that "the floor height to window" (over by about 14cm) could be corrected by adding a permanent step - however there's a small rad below the window so i doubt if they'll let me put the step in front of it - will...
the builder, now bust, twice messed up the installation of the fire window in the gable wall of my loft conversion - size & height above floor.
i posted regarding above in "building regulations" part of the forum & after contacting my local BR depy they said a step would be accepted to allow...
had loft of my bungelow coverted about 5 years ago but the builder screwed up the size of the fire escape window twice ie too small & too high - he went bust.
i need to get the conversion passed by BC - i know the dimensions (min 450mm & 0.33m2 area) & height above the floor etc but don't know...
thanks guys - the owner is afraid to contact building control in case they make him do a complete rebuild of the loft under the new regs - he hasn't got the money.
i would buy the house if the old regs still applied - it would only cost me about £300/400 to move the fire window & lintel down 3...

the conversion was completed about 12 years ago but was not issued with a building certificate due to the builder not fitting the correct fire window with regards to size & height above the floor...
hi i've just noticed that the toilet has just began to leak only when i flush - it has a back soil pipe so i can see the leak coming from the joint.

hi - i have a leaking hydraulic ram on my Riello 40 burner - the ram is the "short type".
i see seals are available, part no 3007132 but it doesn't say what ram they fit - long or short.
can anyone please advise?
you can get a gold mirror effect by spraying "chrome" on a black gloss base & then tinting with a candy yellow however i've examined many gold mirror plated items (even cheap toys) & they that are not painted that way.
