Pump given up totally now. Even when the mixer tap is off and no water is flowing, the pump is pumping water. (or trying too). So I think a replacement is in order now.

One window is has a 2 inch gap at the top inside . However because of the tiles on the outside, that end just above the window, you cannot see this (from the outside). They say cos of the trickle vent (which is in the frame) cannot be behind the tiles outside, the window has to finsh 2 inches...

That's a real shame. And that;s why I also dropped him a small amount for a beer or too, as if people paid a small amount for his time, he feels it worth doing. Unfortunately so many people are willing to take advice and not pay for it.... I cant help any more.
