    Yes I realised later about using some sort of underlay, but then someone told me that if the existing floorboards are uneven, ie not level all the way through, then I would need to put down hardboard or plywood first. Also, again which type is best, lacquered or oiled? Thanks

    The house is a 1930's build with soil under the house. Yes you could be right there about it leaking under the house. I didn't want to think that as access is a bit tight to underneath, but we'll see what the next visit from the gasman brings

    I just had another look at the TRV and it seems that it doesn't just round and round, it does actually go up an down when turned, then comes to a stop as would be expected. So it looks like it is in need of replacing. What sort of job is this and could it be done by a non plumber? Thanks
