if the wall is ok and not flaking you will not need to sand it, just tile it.

i have a ravenheat combi boiler, it has been fitted over a year but only been on a few times but quite often when it is used it starts to make gurgling and clanging noises and i can hear air bubble like noises coming from the boiler, the noises are quite loud like boiler is really struggling but...

i have had the same problem and done the cheapest thing first, fit an air vent to chimney breast inside room and if exterior of breast is in an entry or outer wall fit an air brick in to allow chimney to let air flow instead of moisture and damp to be trapped.
