I'm thinking about having my leaking garage roof repaired & since I am ill health retired I will need to get a company to carry out the work. The garage measures 20' x 12' & has a 3" drop from one side to the other. Can anyone give me a ballpark figure to have it done with EPDM, the existing felt will need removing & since it is only sarking beneath the felt then the roof will probably need sheeting before new finish is installed. I am in Ayr, Scotland.

We'd charge you about £2300. That's ripping the whole lot off and starting again, new boards, trims, 20 yr g-tee, 2 days labour.

Obviously your'e too far

Get someone to cover it in this stuff. Cost about £500 all done. Will last decades.

I've used that myself, lasted 6months, it absorbed water and sagged causing lots of leaks. :(
Did my flat roof myself with epdm, cost about 500pounds , you could order material and get a decent handyman to fit, found it quite easy [my total roof area was about 1&1/2 times that of yours.Ply sheeting cost me another 150 pounds.

You are supposed to support it with ply board on low incline roofs - then it can't sag.

no good on a flat garage roof because of Capillary action on the head laps...plus after a couple of winters they normaly become hydroscopic and turn to damp rag full of moss
