Painting log cabin to comply with building regs??

Hi everyone,

Hopefully someone is clued up and able to help me.

I haven't contacted the local authority about this yet.

I'm currently looking to sell my property and its come to light that my log cabin I've erected does not comply with building regulations! It's a tad over 15m2 internally (literally 15.4m2! Argh!) and within 1m of a boundary and made of wood.

Now, question is, am I able to paint it in a fire retardant paint to comply with building regs, I cannot find anything official on the councils website regarding this but I've been some people mention it in forum posts. Is this a viable solution and would councils be happy with this?? It's not going to be good if I have to take it down as it's a big selling point to the property and I'm dreading raising this and fearing the worst.

Any info would be greatly appreciated.

You're talking about 50mm oversized in both directions. No one's going to measure it. Just measure it to be 14.9m²
 
You could make the internal dimensions smaller (i.e. with cladding) so that it is less than 15m2.

How did this actually come up, and how long has the cabin been there?
If it's been up over 12 months, it's pretty well immune from enforcement under Building Regs.

It hasn't been formally raised yet but it's my fault for not checking it before coming, I'm just trying to cover myself it it is raised, today the solicitors have been asking about the dimensions and I'm expecting a question on building regs.

The cabin has been erected for 12.5 months, I built it in July 2016.

RichA - is the a viable solution? I did think about this but I thought that they might come back and say no, as they measure the "raw" dimensions?

There is this, but I'm not going to lie about it, that's asking for trouble :-p
 
The solicitors might be concerned about overall height and eaves height, as they are relevant to Planning.

For Building regs, area is floor area (measured between thick skirting boards).

If the solicitors are asking for measurements, do you really think they will drive out in their BMWs and sharp suits and get down with a tape measure to check??

As advised above, you are worrying about nothing.
 
if we assume 5x3m your talking 0.05 so 50mm or 2" so add insulation or cladding to two walls or half to all walls
try doing an accurate measurement at 3 points each off the parallel side measure from wall to say 2m in and mark then the other side and add the two together
make sure you are in a strait line to avoid it over reading
